Commercial Window Cleaning Every Pane, the Right Method, One Plan.

Curtain wall, ribbon windows, storefront, lobby glass and the partitions inside: we clean all of it, with the method chosen elevation by elevation and the whole plan in writing before the crew arrives. Exterior glass by drone and water-fed pole, a lift only where a building needs one, and hand finishing on everything you inspect up close.

What Is Included

Commercial Window Cleaning, Line by Line.

Exterior glassCurtain wall, punched and ribbon windows and spandrel cleaned with pure water, so the glass dries without spots and there is no residue to attract the next film.
Storefront and lobby glassSqueegee and hand detailing at grade, frames and sills wiped, door glass and vestibules done last so they are spotless at opening.
Interior window cleaningInterior faces, partition glass and conference rooms, scheduled after hours in occupied areas and by day in vacant ones, so tenants never see us.
Hard water and mineral removalEtched and spotted glass restored with a mineral remover and sealed, listed separately so you can see what is restoration and what is maintenance.
Frames, sills, screens and tracksCleaned with the glass, not skipped, because a clean pane in a dirty frame still looks dirty from the sidewalk.
Post-construction window cleaningStickers, overspray, silicone and concrete splatter removed with the right blade and chemistry, and the glass photographed before we touch it so pre-existing scratches are documented.

How We Do It

The Method, Not the Marketing.

Every elevation gets its own method. Drones cover the broad, open faces where a lift would sit on your plaza for a week. Water-fed poles reach about six floors from the ground with scrubbing heads that lift the grime before the pure-water rinse. Lifts run under a written plan where a courtyard or an overhang leaves no other choice. Hand work finishes the storefront, the lobby and anything at eye level. The method changes with the building. The standard does not.

Pure water is the reason the glass stays clean. Deionized water produced on site carries no minerals, so it dries spot-free and leaves nothing behind for the next rain to stick to. Etched, scratched or failed glass is photographed before work and listed as excluded in the proposal, so the finished result and the contract match exactly rather than getting argued about later.

Pricing and Scheduling

How We Price It, and When We Show Up.

How we price it

One price per property, built from a takeoff

Glass is counted, not guessed. On the site walk we count panes and measure glass area per elevation, note the access for each one, and apply production rates per method. The result is one price per building that includes mobilization, purified water, equipment, permits, police detail where needed, insurance and the closing quality walk. Interior programs, hard water restoration and post-construction cleaning are itemized so you can see exactly where the cost sits.

Recurring programs, monthly, quarterly or annual, are priced below the first clean, because the first visit is the most involved and every visit after it takes less time.

Scheduling and site protection

Around your tenants, not through them

Exterior work runs around occupancy and permit windows, with a wind buffer built into the schedule. On a day the aircraft cannot fly, the crew moves to sheltered or ground work, and the date and the price do not move. Interior glass is scheduled floor by floor through your management office, after hours in occupied areas, with tenant notices sent by you and a supervisor on site every working hour.

Straight Answers

Property Managers Ask Us.

Can you clean windows on a building with no roof anchors?

Yes. Drone, water-fed pole and lift cover every elevation without a roof penetration or a rope, and without the load testing and annual recertification that come with an anchor system.

How do you handle occupied hotels, hospitals and offices?

We sequence by elevation and by hour, run interior glass after hours, keep an attended exclusion zone under any flight or lift, and notify tenants through your management office. Nobody relocates.

What about glass that is already scratched or etched?

It is photographed before work and listed in the proposal as excluded or as a separate restoration item. You know before the first day which panes will come back perfect and which need more than a cleaning.

Do you handle the permits and the police detail?

Yes. Street occupancy permits, sidewalk permits, police detail and airspace authorization are filed and paid for by us, and they sit inside the building price.

How fast can we get a proposal?

Within 48 hours of the site walk, building by building, with a method map for every elevation, a schedule and the safety plan in writing.
