Two short films: how a job runs from site setup to sign-off, and the aircraft at work on an occupied office building.

The Proposal

Most Companies Send a Price. We Send a Plan.

Property managers do not hire us for the drones. They hire us because, before anyone arrives, they know exactly what their building needs, how each elevation will be cleaned, how long it takes and what it costs, building by building.

Method MapSample campus, five buildings
  • Drone
  • Water-fed pole
  • Lift
  • Hand at grade
  1. 01
One price per building, everything included

Mobilization, equipment, purified water, permits, police detail, insurance and the closing quality walk. No hidden fees, and you can see exactly where the cost sits.

  2. 02
A method map for every elevation

Each section of each building is keyed to the tool that will clean it: drone, water-fed pole, lift or hand. The tool changes with the building. The standard does not.

  3. 03
    Glass counted, not guessed

Pane counts and glass area per elevation from the site walk and measured imagery, with production rates applied per method. The price is built from a takeoff.

  4. 04
A schedule with the weather already in it

Hours per elevation, sequencing around occupancy and permit windows, and a wind buffer built in. On a day the aircraft cannot fly, the crew moves to sheltered or ground work. The date and the price do not move.

  5. 05
Safety, insurance and permits in writing

Written safety plan, spotters and exclusion zones, certificates of insurance naming your entities, and street occupancy permits and police detail filed and paid for by us.

  6. 06
    Exclusions documented up front

Etched, scratched or failed glass is photographed before work and listed as excluded, so the finished result and the contract match exactly, rather than argued about later.

Our Equipment

Every Tool. Chosen Per Elevation.

A drone company flies your building whether or not it should be flown. A lift company parks a lift on your plaza whether or not it needs one. We own the complete range and pick the method section by section, so every pane gets the right tool and your property gets the least disruption.Swipe through the six

01

Drone Systems

Custom-built cleaning aircraft with onboard obstacle detection, valve-controlled spray and pressure adjusted per elevation. FAA Part 107 pilots on every flight, with airspace authorization near Logan handled by us.

02

Water-Fed Poles to 90 Feet

Scrubbing heads lift the grime before the pure-water rinse. Roughly six floors from the ground, with nothing leaning against your building and nobody above grade.

03

Lifts and Aerial Platforms

MEWP-certified operators under a written lift plan, with the work area barricaded and a ground attendant posted throughout. Used where the building requires it, never by default.

04

Pure Water and Soft Wash

Deionized water produced on site, heated and delivered at controlled pressure. It dries spot-free with no residue. Delicate or aged glass gets reduced pressure, a soft brush and a thorough rinse.

05

Hand Detailing and Interior Glass

Squeegee, sponge and hand finishing for storefront, lobby, partition and any glass you inspect closely. A supervisor is on site for every hour of after-hours interior work.

06

No Roof Anchors Required

Drone, pole and lift together mean no anchors, no roof penetrations and no permanent alterations to your building, and none of the engineering, load testing and annual recertification that come with an owned anchor system.

The Hard Ones

If Other Companies Walked Away, Send It to Us.

We built the company around two kinds of work: glass that has gone years without a proper cleaning, and buildings whose access is complicated enough that traditional crews decline. Both are welcome. So is a straightforward storefront on a monthly program.

What We Regularly Handle

  • Buildings with no roof anchorsNo davits, no tie-backs, no suspended access. Drone, pole and lift cover it without a single roof penetration.
  • Courtyards too tight to flyWater-fed pole on the upper floors, hand wand below. We pick the method section by section.
  • Two street frontages and a permit clockStreet occupancy permits and police detail filed by us and sequenced so the detail windows run back to back.
  • Occupied hotels, hospitals and active officesSequenced by elevation and by hour, so occupied zones stay clear and nobody relocates.
  • Controlled airspace around LoganLAANC authorization obtained in advance, visual observer and rooftop spotter on every flight.
  • Historic and delicate materialBrownstone, aged brick, older storm windows, leaded glass. Reduced pressure, soft brush, documented before and after.
  • Glass untouched for yearsHot deionized water breaks down years of grime; a restoration-scale first clean, then a program so it never gets that far again.

How Every Job Runs

  • Walked in person before it is pricedEvery elevation, every access constraint, on site. Portfolios can be walked in one visit.
  • Key personnel named, and not swappedThe crew in the proposal is the crew on site. Nobody is replaced without your approval.
  • A supervisor on site every working hourIncluding all after-hours interior work.
  • A joint quality walk at completionPane-level inspection by our lead first. Then we walk it with you, and we return for any pane you are not happy with.
  • Before and after photos with each turnoverRepresentative elevations and any pre-existing conditions, delivered with the building.
  • Recurring programs priced below the first cleanThe first cleaning is the most involved. Every visit after it takes less time and costs less.

If we cannot do a good job on your property, we will tell you.

Before you spend a dollar. Some buildings are not a fit for any of our methods, and a few have an existing system that makes more sense than ours. In both cases we say so in writing and point you to the approach that will work. We won't bill for work we can't do right.

Safety and Compliance

A Written Plan Before a Tool Comes Off the Truck.

Every job starts with a written safety plan, a hazard analysis and a walk of the site. That is why the record looks the way it does.Swipe for all six

0 · 0 · 0 · 0

The Record

Zero incidents, zero lost-time injuries, zero recordable cases and zero OSHA citations since founding. Daily equipment inspection logs, weekly supervisor safety meetings, immediate near-miss reporting.

Part 107

FAA Certified, LAANC Authorized

A certificated remote pilot on every flight, a visual observer and rooftop spotter, and no flight over people. Airspace authorization under the Logan Class B shelf is obtained by us before the job is scheduled.

18 / 25

Weather Gates, in MPH

Aircraft pause above 18 mph sustained wind, lifts above 25 mph, and nothing flies in rain or snow. The buffer is already in the schedule, so the completion date and the price do not change.

COIs

Insured Before Day One

Commercial general liability plus aviation and drone liability on all operations. Certificates naming your ownership and management entities are issued before work begins.

Zone

Site Protection

Cones, signage, spotters and an exclusion zone beneath any active flight. A ground attendant at any active entrance. Lift work under a written lift plan, barricaded and attended for its full duration.

SDS

Products and Runoff

Deionized water and mild, biodegradable glass soap. Safety data sheets on request, nothing used without your approval, and no-bleach programs where your site requires them. Storm drains, entrances and landscaping protected.

How It Works

Walked, Planned, Then Priced.

01

The Site Walk

We walk every elevation in person, read the material and access conditions, and count the glass. Portfolios can be walked on one visit.

02

Proposal in 48 Hours

Building by building, method by method, with schedule, safety plan and exclusions in writing. One price per building with everything included.

03

Mobilization

Permits, police detail and airspace authorization filed by us. Certificates of insurance issued. Occupied areas scheduled after hours, vacant areas by day.

04

Execution and Closeout

A supervisor on site every working hour. Pane-level inspection, then a joint walk with you, before and after photos with each turnover, and a return visit for any pane you are not happy with.

Recurring Programs

Monthly, quarterly or annual. The first cleaning is the most involved; every visit after it takes less time and is priced below it, so the building never needs a restoration-scale clean again.

Portfolio Pricing

Several buildings on one specification earn a better rate, and mobilizing once for several services costs less than booking them separately. Ten properties can sit on one proposal.

Pay-Early Terms

Every proposal carries a pay-early option that lowers the number, alongside the itemised price. The way to bring the total down is written into the document, not negotiated afterwards.

Property Managers Ask

Before You Ask.

How quickly can we get a proposal?

Within 48 hours of the site walk. The walk itself is usually scheduled within days of your enquiry, and a multi-building portfolio can be walked on a single visit. The proposal arrives itemised by building and method, with the schedule, safety plan, insurance and exclusions in writing.

Do you handle permits, police detail and airspace authorization?

Yes, all three. City street occupancy permits, traffic control and police detail are filed and paid for by us as part of the proposal, and for buildings under the Logan Class B shelf we obtain FAA LAANC authorization before the job is scheduled. They are the long-lead items on any downtown project, so we treat them as the critical path and sequence the frontages so the detail windows run back to back.

Will tenants or guests notice the work?

Very little. Exterior work needs no scaffolding, no swing stages and no sidewalk sheds, and the only closure is the permitted curb lane on a street-facing elevation where one is required. Interior glass in occupied areas is cleaned after hours and on weekends; vacant areas are cleaned by day. Nobody relocates, and hotels and healthcare properties are sequenced by elevation to keep occupied zones clear.

Our building has no roof anchors. Is that a problem?

No. Drone systems, water-fed poles and lifts reach the elevations without anchors, tie-backs or suspended access, so there is no roof penetration and none of the engineering, proof-load testing and annual recertification that come with an owned anchor system. Where a building already has a certified anchor system that makes more sense, we will say so.

Do you use lifts?

When the building calls for one. Our operators are MEWP certified and lift work runs under a written lift plan, barricaded and attended throughout. We reach for lifts far less often than most companies, because the aircraft and poles cover most elevations, but we never trade the finish for speed. Where a lift is the right tool, it is in the proposal.

What is included in the price?

Everything needed to complete the work: mobilization, equipment, deionized water systems, permits, police detail, traffic control, staging, project management, quality control, insurance and the closing quality walk. Each building carries one price. Permanent glass conditions such as etching, scratches or failed seals are documented photographically before work and listed as excluded, so the finished result and the contract match.

Can the certificate of insurance name our ownership entity?

Yes. We carry commercial general liability and aviation and drone liability on all operations, and we issue certificates naming your ownership entity, management company and any required additional insureds before day one. Endorsement and limit requirements from your master service agreement are met as a matter of course.

What happens if a window is not right?

Our lead inspects every accessible pane before a building is offered for turnover, then we walk it with you. Anything on the punch list is corrected at no cost, and we return for any pane you are not happy with. The standard is streak-free and residue-free on every accessible pane.

What areas do you cover for commercial work?

All of New England, from our base in Brighton, Massachusetts. Recent work spans Greater Boston, Lexington, Cambridge, Plymouth and New Haven, Connecticut. If a project is substantial and outside that range, contact us and we will tell you honestly whether we can serve it well.
