Commercial Pressure Washing for Plazas, Sidewalks, Entrances and Hardscape.
Entrances, plazas, sidewalks, loading docks and dumpster pads take a beating from salt, gum, grease and foot traffic, and they are the first thing a tenant, a guest or a buyer sees. We clean them with surface cleaners and hot water at a pressure set for the material, on a schedule that closes nothing, with the wash water kept out of the storm drain.

The Properties That Book This Most.
The Method, Not the Marketing.
Pressure is a tool, not the goal. A surface cleaner on hot water at the right pressure leaves concrete uniformly clean without the zebra stripes a wand leaves behind, and it does it in a fraction of the time. Pavers, bluestone and older concrete get less pressure and more chemistry, because high pressure lifts polymeric sand out of the joints and etches soft stone. Grease at a loading dock, gum at an entrance and rust from a planter all get treated first, with a product made for that stain, and then the whole surface gets one even pass.
Water is the part most companies skip. Wash water carries oil, detergent and grit, and in Boston and most cities in the region it cannot go down a storm drain. We block the drains on the work area, capture or divert the wash water, and dispose of it properly. Landscaping and entrances are protected, and the site is dry and open when the first tenant walks in.
How We Price It, and When We Show Up.
One price per property, built from a takeoff
We measure the surface on the site walk, note the soil load, the stains, the drains and the water source, and build one price per property from that takeoff. The price includes mobilization, hot water, chemistry, drain protection, cones and signage, and disposal. A first clean on a plaza that has not been touched in years is priced as a restoration. The recurring program after it, quarterly or seasonal, is priced below that first visit, because a maintained surface takes a fraction of the time.
Night work, water recovery on sites that require it, and a police detail or sidewalk permit when the work touches a public way are itemized in the proposal so you can see exactly where the cost sits. There are no hidden fees and nothing added afterward.
Around your tenants, not through them
Most plaza and entrance work runs overnight or in sections, so the building never closes and nobody walks through a wet zone. Loading docks are done between deliveries, and restaurant frontage before opening. We stage on the property where we can and pull a sidewalk permit where we cannot. Every visit closes with before and after photos and a walk with your manager.
Buildings That Trusted Us With the Hard Part.
Lexington Corporate Center
Four office buildings cleaned by drone with hand work at grade. No lift or ladder anywhere on site. The property manager already held a traditional quote built on lifts and scaffolding. We finished in about half the time, at 36 percent less, and now service the portfolio on a recurring basis.
Rudolph Hall, Yale School of Architecture
A brutalist landmark with deep ribbed concrete and glass set back from the face. Drone where it could fly, a lift and water-fed pole where the concrete demanded it. Municipal permits and police detail filed and managed by us. Full exterior and interior program completed in four days.
The Glass Canopies at Quincy Market
Hundreds of glass panes over a marketplace that never really closes. Cleaned around the market's hours with the plaza open and the public walking beneath. No closures and no scaffolding. The first cleaning became a recurring monthly program.
Property Managers Ask Us.
Will pressure washing damage pavers or old concrete?
Not the way we do it. Pavers and soft stone get low pressure and the right chemistry, so the polymeric sand stays in the joints and the surface is not etched. High pressure on the wrong surface is the most common damage we are asked to fix.
Where does the wash water go?
Not down the storm drain. Drains get blocked before we start, the water is collected or routed to where it is allowed to go, and disposal is part of the price, not an extra.
Can you do it without closing the entrance?
Yes. Entrances and plazas are cleaned in sections with cones and wet-floor management, usually overnight or before opening, so the door stays open the whole time.
How often should a commercial plaza be pressure washed?
Quarterly for a busy entrance or restaurant frontage, twice a year for most plazas and walkways, and once after winter for loading docks and parking areas to clear the salt. The first clean is the big one; the program keeps it from ever getting that far again.
Do you also clean the building above the plaza?
Yes. Facade washing, window cleaning and garage cleaning are on the same proposal if you want them, from the same crew, under one certificate of insurance.
