Parking Garage Cleaning Decks, Stairwells and Drains, Overnight.
A parking structure collects everything a city throws at it: road salt, oil, brake dust, gum and the grit that turns into a slip hazard on the ramps. We power wash garage decks, ramps, stairwells and entrances level by level, overnight and in sections, with the drains cleared and the wash water captured, so the structure is open by morning and the concrete stops corroding under the salt.

The Properties That Book This Most.
The Method, Not the Marketing.
Garages are cleaned level by level, top down, so the wash water and debris move toward the drains you have already cleared instead of onto a deck you just finished. Surface cleaners on hot water do the open deck evenly and fast. Wands handle the wheel stops, the columns and the corners. Oil stains are treated first with a degreaser and left to work while the deck is set up, then washed with the rest of the level. On the ramps and helix, where the grit is worst, the pressure comes up and the pace slows down.
Salt is the reason to do this every spring. Chloride that sits on a concrete deck all winter works into the slab and starts corroding the rebar, and the repair for that costs more than a decade of cleaning. A wash after the last storm strips the salt before it goes to work. The second reason is simpler: a clean, bright, dry garage is the difference between a tenant renewing and a tenant complaining.
How We Price It, and When We Show Up.
One price per property, built from a takeoff
We walk every level on the site visit, count the spaces, measure the ramps and note the oil load, the drain condition and the water source. From that takeoff we build one price for the structure, with mobilization, hot water, chemistry, drain protection, traffic control and disposal included. Larger structures are priced per level so a portfolio manager can see exactly where the cost sits, and a recurring spring and fall program is priced below the first restoration clean.
Water recovery where the property or the municipality requires it, overnight or weekend work, and any permit for a structure that fronts a public sidewalk are itemized in the proposal. Nothing is added afterward.
Around your tenants, not through them
Most garages are cleaned overnight, one or two levels at a time, with the levels coned off and signed the evening before through your management office. Entrances and pay stations are done last, in the quietest hour, so the structure is open on schedule. Monthly parkers are notified through you, and the crew sequence keeps at least one route to every exit open the whole night.
Buildings That Trusted Us With the Hard Part.
Lexington Corporate Center
Four office buildings cleaned by drone with hand work at grade. No lift or ladder anywhere on site. The property manager already held a traditional quote built on lifts and scaffolding. We finished in about half the time, at 36 percent less, and now service the portfolio on a recurring basis.
Rudolph Hall, Yale School of Architecture
A brutalist landmark with deep ribbed concrete and glass set back from the face. Drone where it could fly, a lift and water-fed pole where the concrete demanded it. Municipal permits and police detail filed and managed by us. Full exterior and interior program completed in four days.
The Glass Canopies at Quincy Market
Hundreds of glass panes over a marketplace that never really closes. Cleaned around the market's hours with the plaza open and the public walking beneath. No closures and no scaffolding. The first cleaning became a recurring monthly program.
Property Managers Ask Us.
Will the garage have to close?
No. We close one or two levels at a time overnight, keep a route to every exit open, and hand the structure back before the morning rush. A whole garage is usually two to four nights depending on the size.
Where does the water go?
Into the garage drains after we have cleared them, and only after the oil and debris have been captured, or into recovery equipment where the property or the city requires it. It does not go into the street.
Can you get the oil stains out?
Most of them. Fresh oil and fluid stains lift with degreaser and hot water. Old stains that have soaked into the slab lighten dramatically but may leave a shadow, and we tell you which is which on the site walk.
How often should a parking garage be washed?
Once every spring after the last salt storm at minimum, and twice a year for hotel, retail and hospital structures where appearance and odor matter every day. The spring wash is the one that protects the concrete.
Do you clean the building above the garage too?
Yes. Window cleaning, facade washing and plaza pressure washing can all sit on the same proposal with the garage, from one crew under one certificate of insurance.
