Facade and Building Washing Pressure Set Per Material, Never By Default.
Brick, brownstone, limestone, precast, metal panel and EIFS all fail the same way under a pressure washer, and each one needs a different wash. We soft wash commercial facades with the chemistry and pressure chosen for the material, applied by aircraft on the upper elevations and by pole and hand below, with the runoff kept out of the storm drains and off the landscaping.

The Properties That Book This Most.
The Method, Not the Marketing.
Pressure is what damages buildings. It drives water behind panels, blows out lime mortar, etches soft stone and strips paint. Our soft wash does the work with chemistry: a biodegradable cleaner matched to the material is applied at low pressure, allowed to dwell, and rinsed off, taking the algae, mildew and traffic film with it. The upper elevations get the solution by aircraft, the lower floors by pole, and the entrance by hand. Older masonry, sealant joints and signage get the pressure dialed down further.
Every facade is walked before it is quoted. We note the materials elevation by elevation, the condition of the mortar and sealants, the drains, the plantings and the access, and the plan shows which method and which chemistry goes on each face. Failed sealant, spalling brick and stained stone are photographed and listed before work, so the finished result and the contract match.
How We Price It, and When We Show Up.
One price per property, built from a takeoff
Facade area is measured per elevation and per material on the site walk, and production rates are applied for each method. That gives one price per building with mobilization, chemistry, water, drain protection, permits, police detail, insurance and the closing walk included. A restoration wash on a facade that has gone green for years is priced as a first clean. The program after it, annual or every other year, is priced below that.
Around your tenants, not through them
Facade work runs elevation by elevation around occupancy, weather and permit windows. Entrances are washed before opening or after close, street-facing elevations inside the permit hours with detail in place, and the aircraft fly when the wind allows. Tenants are notified through your management office and a supervisor is on site every working hour.
Buildings That Trusted Us With the Hard Part.
Lexington Corporate Center
Four office buildings cleaned by drone with hand work at grade. No lift or ladder anywhere on site. The property manager already held a traditional quote built on lifts and scaffolding. We finished in about half the time, at 36 percent less, and now service the portfolio on a recurring basis.
Rudolph Hall, Yale School of Architecture
A brutalist landmark with deep ribbed concrete and glass set back from the face. Drone where it could fly, a lift and water-fed pole where the concrete demanded it. Municipal permits and police detail filed and managed by us. Full exterior and interior program completed in four days.
The Glass Canopies at Quincy Market
Hundreds of glass panes over a marketplace that never really closes. Cleaned around the market's hours with the plaza open and the public walking beneath. No closures and no scaffolding. The first cleaning became a recurring monthly program.

Property Managers Ask Us.
Will you pressure wash our brick building?
No. Brick laid in lime mortar, brownstone and older stone are soft washed at low pressure with a cleaner that does the work chemically. High pressure blows out mortar and etches stone, and that damage is the most common thing we are asked to fix.
Is the cleaner safe for the landscaping?
Yes. The products are biodegradable, plantings are wetted down and protected before the wash, and the runoff is kept away from beds, entrances and storm drains.
Can you wash the facade and clean the windows on the same visit?
Yes. The facade is washed first and the glass is cleaned after, on the same proposal, from the same crew under one certificate of insurance.
How often does a commercial facade need washing?
Every one to three years depending on exposure. North elevations, shaded faces and buildings near water or highways go green faster and sit on the shorter end of that range.
Do you handle historic buildings?
Yes. Historic districts review exterior alterations, not cleaning, and our soft wash is the method preservation guidelines call for on old masonry. We walk the building with your manager and document its condition before the first pass.
