Needham Window Cleaning for New Builds and Charles River Wells.

Window cleaning, house washing and roof and gutter care for Needham, where a new 5,000 square foot Colonial often stands between a 1950s Cape and a Victorian. Needham draws most of its water from its own wells, so a proper rinse is the difference between clean glass and spotted glass.

What Makes Needham Different.

Water

What comes out of the tap

Needham's primary supply is three gravel-packed wells at the Charles River Water Treatment Facility, with MWRA water used as a summer supplement and for fire flow. The well water is moderately hard at about 69 milligrams per liter, or four grains per gallon, and in sprinkler season it dries as white spots on every window the irrigation reaches. Our final rinse is deionized water we bring with us, so the glass dries clean regardless of what the tap is doing that month.

Roofs and trees

What grows on the house

The Charles River wraps three sides of Needham, and Cutler Park, Ridge Hill Reservation and the Town Forest add oak and pine cover. River humidity feeds mildew on north-facing siding, and shaded roofs grow moss, especially on the older houses along the Dover and Wellesley lines. New builds have their own problem: tall walls of fiber cement and large gables that show every streak of algae. Both get a soft wash at low pressure with the cleaner chosen for the material, and roofs get a no-pressure treatment.

Rules and access

What to know before we come

Needham created a Historic District Commission at the 2024 Annual Town Meeting with one local district so far, the Jonathan Kingsbury House, and a second proposed. A six-month demolition delay applies to some older properties. None of it touches cleaning. Most Needham driveways fit our truck. On the rebuilt lots where the house fills the parcel, we work from the front and keep the hoses off the neighbor's side.

Straight Answers

Needham Homeowners Ask Us.

Why do the windows on my new Birds Hill house spot so badly?

Because the irrigation system is hitting large glass with moderately hard well water, and new construction has more glass than the house it replaced. We strip the buildup, rinse with pure water, and can seal the glass so it resists spotting between visits.

Is soft washing safe on fiber cement and composite siding?

Yes. Low-pressure soft washing is the method the manufacturers recommend. Pressure washing can void the warranty and drive water into the seams, so we do not use it on siding.

Can you clean the gutters on a three-story rebuild?

Yes. We use ladders and stand-offs sized for tall new construction, clear the gutters by hand, flush the downspouts and photograph each run so you can see it was done.

How often should a Needham house be cleaned?

Windows twice a year, after pollen in late May and after leaf drop in November. A house wash every one to two years, and a roof treatment when moss first shows on the north slope rather than after it has lifted the shingles.
