Case Study

One Campus. Two Ways to Clean It.

Lexington Corporate Center, managed by JLL, compared a traditional lift and scaffold crew against AeroClean on the same buildings. Same scope, same standard of finish. This is how the two approaches measured up.

The numbers are not why clients choose us. The proposal is.

Every commercial client receives a detailed written proposal, building by building and method by method, so they know exactly what their property needs and exactly how we intend to do it before anyone arrives on site. No surprises, no vague line items. Where a lift is the right tool for an elevation, we say so and bring one. We reach for lifts far less often than most, but never trade the finish for speed. If a property presents a problem, we have more than one way to solve it.

Our Methods

Most Companies Own One Tool. We Own Them All.

A pressure-wash company will pressure wash your building whether or not it should be pressure washed. A window company brings poles to a job that needs aerial access. We carry the complete range and select per surface, per elevation, per material. It is the only way to clean a difficult property correctly.

01

Drone Systems

FAA Part 107 certified aerial cleaning for building exteriors, glass and solar arrays, from mid-rise to high-rise. Where the elevation allows it, that means no scaffolding, no swing stage and no lift on your property.

02

Soft Washing

Low-pressure application for roofs, siding and painted surfaces. Removes organic growth at the root without driving water into seams or stripping finish from delicate material.

03

Pressure Washing

Calibrated high-pressure work for hardscape, concrete, brick, decking and structural surfaces that genuinely call for it. Matched to the substrate, never applied by default.

04

Pure Water and Poles

Deionized water filtered to zero parts per million, delivered through water-fed poles with the operator on the ground. Glass dries with no spotting and no detergent residue, and ladder feet stay off your siding, sills and planting beds.

05

Lifts and Aerial Platforms

MEWP certified operators for the elevations that call for a lift, with the boom or scissor lift set exactly where it is needed. We use lifts less often than most, and only where the building requires one, because the finish is never traded for speed.

06

Traditional Detail Work

Squeegee, scrim and hand finishing where a machine cannot match a trained hand: interior glass, divided lights, historic sash, storefront and anything requiring a finish you inspect closely.

Any Property

No Job Too Simple. None Too Difficult.

Most of our work is everyday: a well-kept home, a storefront, a mid-rise on a maintenance schedule. Some of it is the work other companies decline or quote out of reach. Both get the same crew, the same equipment and the same finish.

The Everyday

  • Spring house wash and windowsThe annual reset on siding, trim and glass, scheduled in a single visit.
  • Windows before a listing or an eventInside and out, streak-free, timed to your photographer or your guests.
  • Gutters before the fallCleared and flushed, with a note on anything that needs attention.
  • Storefront glass on a programWeekly or monthly, same crew, same standard, no reminders needed.
  • Solar, decks and patiosPanels after pollen season, hardscape and decking before it.

The Demanding

  • Height without accessElevations where scaffolding is impractical and a lift cannot be placed. Aerial systems reach them.
  • Occupied and operating buildingsHotels in season, hospitals, active offices. Sequenced around occupancy, no sidewalk closure.
  • Delicate and historic materialBrownstone, aged brick, copper, painted wood, leaded glass. The wrong pressure costs more than the cleaning.
  • Difficult geometryAtriums, cantilevers, curtain wall returns, steep or fragile roofs.
  • Portfolios and tight datesMany properties on one specification, or one property on a deadline that rope and lift access cannot meet.

What We Clean

Two Properties. Two Disciplines.

How It Works

Assessed, Then Quoted. Never Guessed.

01

Tell Us About the Property

A short form: address, surfaces, access constraints and what you need done. Commercial portfolios can list multiple properties at once.

02

We Assess on Site

We walk the property, read the material and elevations, and identify the access conditions that determine method. We text before we arrive.

03

A Full Written Proposal

A professional proposal, itemised by surface and method, with sequencing, schedule and certificates of insurance. Commercial proposals within 48 hours of the walk.

04

Executed and Inspected

Crews work around occupancy and operations. We walk the finished result with you before we leave the site.

Common Questions

Before You Ask.

What kinds of buildings can you clean?

Aerial systems handle the elevations, from mid-rise to high-rise, across office, hotel, retail, healthcare, institutional and multifamily properties. At grade we work with ground-based equipment. On the residential side we clean everything from in-town townhouses to large suburban estates. If a property genuinely exceeds our reach, we will tell you that directly rather than take the job.

Do you really take on work other companies decline?

Often, yes. Most refusals we see are not about difficulty. They are about equipment. A contractor who only owns pressure washers has to decline a delicate historic facade, and a window company without aerial capability has to decline anything above pole height. Because we carry drone, soft wash, pressure, pure-water, pole and hand-finishing systems, we can usually put together an approach for properties that received a no or a deliberately prohibitive quote elsewhere.

Are you licensed, insured and FAA certified?

Yes. Our aerial operations are flown under FAA Part 107 certification and we carry full commercial liability insurance. Certificates of insurance are available for property managers and can be issued naming your ownership entity or management company. Where a job falls within controlled airspace around Logan or another facility, we obtain the required authorisation before the work is scheduled.

What is the difference between soft washing and pressure washing?

Pressure washing removes material with force, which suits concrete, brick, hardscape and structural surfaces. Soft washing applies cleaning solution at low pressure and lets the chemistry do the work, which is what roofs, siding, painted surfaces and delicate material require. Using pressure where soft wash is called for is the single most common cause of cleaning damage we are asked to repair: stripped shingle granules, driven water, lifted paint. We choose per surface, not per company preference.

Will the work disrupt tenants or operations?

Very little. Aerial cleaning removes the things that normally cause disruption: no scaffolding erected against the building, no swing stages, no sidewalk sheds or lane closures, no lift staging in your loading area, and no crews passing occupied windows at height. Work is scheduled around your operating hours, and for hotels and healthcare properties we routinely sequence by elevation to keep occupied zones clear.

How is exterior cleaning priced?

Every property is quoted after an on-site assessment rather than over the phone, because the cost drivers are physical: total surface area, number of elevations, access conditions, material type, degree of soiling, and whether the work is one-time or recurring. Recurring commercial contracts price below one-off visits, and bundling services on a single mobilisation costs less than booking them separately. You receive an itemised proposal by surface and method, so you can see exactly what each element costs and adjust scope before committing.

What areas do you serve?

Residential service covers Greater Boston, including Newton, Brookline, Cambridge, Wellesley, Needham, Weston, Belmont, Watertown, Lexington, Winchester and the surrounding towns. Commercial and portfolio work extends across New England. If you are outside those areas and the project is substantial, contact us and we will tell you honestly whether we can serve it well.

What weather stops a job?

Sustained high wind is the main constraint on aerial work, and we will reschedule rather than fly in marginal conditions. Heavy rain and freezing temperatures also pause exterior cleaning, since cleaning solutions need appropriate dwell conditions and glass cannot be finished properly below freezing. New England weather means occasional rescheduling; we contact you as early as we can and move the date rather than compromise the result.
